Getting Started The best way to start the process of buying a home is to do a little research on what you are looking for and how much you can afford. Go to Open Houses, drive around neighborhoods that you are considering, and sign up for a direct e-mail program that will allow you to be updated when new homes hit the market. This will give you a great feel for what is available. Then, you want to prepare yourself to make a strong offer so that when you find that perfect home, you are an attractive buyer to the sellers, and you can negotiate a good deal.
When you are a little more serious about finding that perfect home, it is worth contacting an agent and interviewing them to see if they may be someone you can trust to advise you during your search. The reason an Agent is helpful is that they have a lot more information available to them than you do, and a good one, will share it freely. In addition, they probably will have a network with service providers you will need--from lenders to inspectors, to title companies, termite contracts, insurance providers, and the other parties that can make or break your experience of purchasing a home. They will also walk you through the process and be looking out for your needs--that is why it is so important that you trust them. One of the nicest things about a buyer's representative is that they don't cost you a dime! In 1995 (yes, recently!), it become obvious that home buyers were not being protected, as Real Estate Agent's sole duty was to the seller. The agents goal was to sell the home for as much money as possible with the least amount of repairs (great for the seller!). The needs of the buyer were not being protected, and many home buyers were jipped in to overpaying. When Congress realized what was happening, they passed a law that all home buyers deserve the right to equal representation. Now, with more and more home buyers electing to be represented, Seller's agents typically offer to split their commission with the buyers agent in order to make the home available to the most home buyers.
