While selling your home can be overwhelming, ultimately, there are 5 factors that will determine whether your home will sell:

  5. Pricing
Two of these factors (Market Conditions and Competition) are out of your control.  The only factors you can control are the last three: Marketing, Conditioning, and Pricing.
 
One of the most important things to do when selling your home is to consider what your priorities are.  What is most important to you- the home seller?  It is to sell within a certain time frame?  To maximize the value?  To have a nice person buy your home?  What is it that is important to you?
 
After you have prioritized your needs, you need a game plan to achieve your goals.
 
For example, if you want to maximize your price, then you must maximize the other two factors that you can control: marketing and conditioning.  The reason that price is always affected by the other two (marketing and conditioning) is because the highest price is always achieved when your home is exposed to the largest numer of potential buyers possible.  Conditioning is extremely important as well.  Homes that are "staged" sell for significantly more than those that are not staged to sell.
 
If you want to sell within a certain time phrame, you need to know how long homes in your neighborhood typically take to sell, and than plan to present your home to the market with enough time to achieve your goals.
